Introductions and Planning

An interview is required to gain understanding of each clients’ vision and current stage in the home building preparation process. We discuss the scope of the project and we can provide you with land acquisition assistance and arrange financing from our preferred lenders if required. If you already have conceptualized or working drawings, we will be happy to review them and offer suggestions for improvement.

Preliminary Design

An architect or designer will be presented with your budget to prepare the preliminary design. A site visit is completed to measure and photograph current structures (if any) and determine which features we may want to take advantage of when designing. Divano helps you through this process by assisting with architect or designer choice as well as attending meetings with you and the architect to ensure that your needs and wants are met every step of the way.

Design Development

A design is chosen. Divano works with you to develop a construction specification list which identifies and lists all the products and features that will be included in the house. The budget that coincides with the specification list is then created and presented to you. Once approved, we move forward to Phase 4.

Pre-Construction

In this phase, drawings are submitted to the local municipal authority for approval, budgets are further refined, and construction schedules are determined. A projected start date is agreed upon. All future construction considerations and details are resolved in this phase. Once a building permit is obtained we can begin construction.

Construction

Divano follows a progressive schedule in order to guarantee that your house is delivered to you on time. During construction, the material selection and details are refined. We liaise with our clients, architects and the interior designers on an on-going basis to ensure satisfaction with the design direction. We provide our clients with monthly updates and schedule multiple walk-through meetings.

Service

At Divano Homes, we believe that our integrity lies in the service that we provide to our clients after they have taken possession of their new home. This is why we provide two pre-scheduled appointments during the first year to address any deficiencies that may arise. A two-year builders warranty is provided along with a five-year building envelope and ten-year structural warranty through Traveler’s Home Warranty to ensure that your investment is fully protected.
